Noida (New Okhla Industrial Development Authority) and a Southeastern suburb of Delhi is one of the prominent satellite cities of the NCR. This industrial city with approximately 500,000 residents is at the helm of massive developments and the real estate trends are at an all time high.
One of the reasons for high demand for residential and commercial properties in Noida is due to its well connectivity and close proximity to the national capital Delhi. Studies have shown that 50 percent of Noida residents travel to Delhi on job grounds.

Moreover retail outlets and showrooms rentals are transforming the business line of Noida. The developers are constructing retail showroom spaces and renting them out to big brands.

But the most prospective of the lot for rental spaces is the Noida residential rental segments. Besides being a popular hub for residents who commute to their workplace in Delhi regularly, Noida is struggling to meet the demand for residential apartments and houses.
This demand has been seen in all aspects of the residential rental segments which includes budget to high end properties as there has been a continuous pouring of people from all over the country as Noida is poised to be the thriving ground for IT and ITES companies.
Rental values in Noida have registered no movement since last quarter. While the rental returns from residential property in Noida is about 4-5 %, for commercial property it has raised as high as 8%.
Since the rentals are already high in well connected and reputed commercial hubs in Delhi and the sealing has seen further hardening of rentals, there is a constant increase in demand for rental commercial space in satellite cities like Noida leading to spurt in rentals there too.
